Frederick and Washington Counties Real Estate Market Update February 2013

The numbers are in for the North Region (which includes Washington and Frederick Counties) for February, and the number of SOLDS decreased from 468 in January to 447 in February. There was also a decrease in SOLDS in our region from February 2012 going from 474 in February 2012 down to 447 this year.

Median home prices increased from $156,940 in January to $165,000 in February.

The average days on market increased from 86 days in January to 100 days in February.  It is an improvement over February 2012 when the average days on market was 125.  This is also the lowest number for February in the 5 year time period.

Frederick and Washington Counties Real Estate Market Update January 2013

The numbers are in for the North Region (which includes Washington and Frederick Counties) for January, and the number of SOLDS decreased from December going from 595 to 468 in January. We did see an increase in SOLDS in our region from January 2012, rising from 385 in January 2012 up to 468 for the same period this year.

Median home prices decreased from $166,000 in December to $156,940 for January.

 

The average days on market dropped from 98 days in December, to 86 days in January.  Taking a look back at January 2012, the average days on market was 130, so we have seen dramatic improvement over this time last year.

Frederick and Washington Counties Real Estate Market Update December 2012

The numbers are in for the North Region (which includes Washington and Frederick Counties) for December, and the number of SOLDS increased by 59 over December last year.  In December we saw 595 SOLDS in our region vs. 536 for December 2011. The number of SOLDS decreased from November by 49.


Median home prices decreased from $178,200 in November to $166,000 for December.

 

The average days on market rose from 85 days in November to 98 days in December.

Frederick and Washington Counties Real Estate Market Update November 2012

The numbers are in for November, and we saw a big jump in SOLDS over the same time last year in the North Region (which includes Washington and Frederick Counties.) In November we saw 644 SOLDS in our region vs. 489 for November 2011. The number of SOLDS  increased by 33 over October numbers.

Median home prices improved by $10,000 over October reaching $178,000.

The average days on market dropped from 99 days to 85 days.

Frederick and Washington Counties Real Estate Market Update October 2012

The numbers are in for October, and the  raw number of SOLDS increased by 67 over the same time last year in the North Region  (which includes Washington and Frederick Counties.)  In October we saw 611 SOLDS in our region vs. 544 for October 2011.  The number of SOLDS actually increased by 23 over September numbers.  This is the first time in over 5 years that sales increased in October over September of the same year.

 

Median home prices ticked up a bit from $164,200 in September, to b$168,000.

 

The average days on market fell from 105 days to 99 days.

Frederick and Washington Counties Real Estate Market Update September 2012

The numbers are in for September, and the number of SOLDS is virtually unchanged compared to the same time last year in the North Region which includes Washington and Frederick Counties. In September we saw 588 SOLDS in our region vs. 595 for September 2011. These numbers are down roughly 100 SOLDS  from August.

 

Median home prices dipped from $180,000 in August from $164,200 in September, but this was also the case in 2009, 2010, and 2011.

 

Although we did see a tick up for Days on Market in September of about 10 days, the average is still around 2 months less than we saw in 2009.
